Alabama Land for Sale – How to Sell Your Own Property

For people who have land for sale in Alabama, you must decide if you will list with a real estate broker or sell the land yourself.  Should you decide to sell the land yourself and bypass paying a broker, I would like to share some techniques that will help you.  Not only do you need to know where to advertise but also what to do once you find a buyer.

My experience includes two decades of buying and selling hundreds of tracts of land.  Believe me; once you get a buyer and he signs a contract and even puts down a deposit, this is only the beginning.  It is after the contract is signed that a licensed realtor actually earns his or her money.  Once you have a contract on your Alabama land for sale that is just the start.  Next comes securing financing, negotiating contract terms, agreeing on a closing time frame, and mineral rights.  All of these things are just a few things to think about and more must be considered at or before a real estate closing.

To begin with, you can start advertising your land for sale in Alabama.  Although you can start by listing your property in the newspaper, do very little of that.  Studies show that almost 90% of buyers of real estate start their search online on the Internet.  This will be less expensive than advertising in newspapers and the range is worldwide.  Once you advertise and have potential buyers interested, do you have time to walk or ride your clients around the boundary lines of your land for sale in Alabama?  Are deer plots ready, if it is a hunting tract? Do you have a current survey?  There are many things to think about that a potential buyer may ask about.

When you find a buyer who wants your land for sale in Alabama, can they secure financing to purchase it?  If not you may have wasted valuable time.  Most contracts allow 30 days to close, and in some cases a little more.  Many times the troubles that can happen with financing may not show up until near the end of the 30 days, wasting even more time.  If you are your own broker, you must stay on top of the whole process to make sure your deal closes.  This includes checking periodically with the lender, checking with the closing attorney to see that all title work is done and there are no problems.  It is necessary to verify with the appraiser the values of the land for sale in Alabama comes in a t contract price.  Then it may be necessary to renegotiate or drop your sale price to get everything to work.
